REAL ESTATE · 3 MIN READ

A homeowner next year? Start with these three things.

A little preparation now makes the next step clearer.

BY HIBA RIZVI

Your first chapter.

If owning a home is on your list for next year, start before you start scrolling listings. The most useful preparation is often the least photogenic.

First, get clear on the numbers. Speak with a mortgage professional about your situation and what you can comfortably carry. The monthly payment is only part of the picture: leave room for closing costs, ongoing household expenses and the unexpected.

Second, build a practical saving routine. Give your home fund a place in your budget. Gather the documents your mortgage professional requests, and ask before making changes that could affect your application. Your circumstances deserve advice tailored to you.

Third, define what home needs to do for your life. Write down the commute, space and everyday routines that matter. Separate the essentials from the beautiful extras. You can change a paint colour; changing the way a location fits your day is a different matter.

You do not need to have every answer today. You need a useful starting point and people who can help you work through the next decision. That is a conversation we can have now.
