This site presents information about Hiba Rizvi’s real estate services, local living, and business conversations.
Contacting Hiba
The enquiry form asks for your name, email, message and area of interest, with optional phone, location and timing details. Submitting it saves your enquiry privately so Hiba can respond. Enquiries about a property also include its reference number. Direct email links open your email application; phone links open your calling application. Marketing updates remain optional.
Guide requests
To download a guide, enter your name and email address. We store your name, email, requested guide, request date, and whether you chose to receive updates in the website’s private database. This records your request and unlocks a download link for 30 minutes. Contact details are not included in the link. Guide requests and enquiries are accessible through the site owner’s authorised contact manager. Records with the same email are grouped under one contact. Hiba can record private notes, a contact stage and a follow-up date, and export contact details for managing enquiries. Access requires the verified site owner’s sign-in.
Receiving real estate tips and updates is optional and is not required to download a guide. The checkbox starts unchecked. When email delivery is connected, new visitors who select it receive a welcome email and a check-in two days later, with wording based on their interest in buying, selling or investing. A repeated request does not restart this sequence. Existing contacts are not enrolled retroactively. Emails are sent through Resend, which processes the recipient’s name, email address, message content and delivery information to provide the service. Hiba also receives an internal alert with the enquiry or guide request details. Every automated update includes an unsubscribe link; unsubscribing records your preference and cancels future scheduled check-ins. Delivery errors and pending cancellations are visible to the owner. To withdraw permission, request a copy of your details, or ask for deletion, email hibaarizvi@gmail.com.
Short-lived download tokens are stored as one-way hashes. IP addresses may be held briefly in server memory to limit spam, and a hidden form field helps reject automated submissions. Contact details are not shared with CREA or social platforms through this form.
Listings and third-party links
Property search requests are processed on the server using CREA’s approved DDF® feed. Search preferences are sent to CREA to retrieve matching properties. Listing photos may load from the listing media provider. This site does not keep a local listing database.
Instagram, Facebook, LinkedIn, YouTube, REALTOR.ca and other external links are governed by those services’ privacy policies. Guide previews are public; downloading the complete PDF requires the guide request form.
Instagram feed
The homepage shows four recent public posts from @therealtormum. The server checks Instagram’s public embed for updates and temporarily caches post links, captions and image URLs. Post images load directly from Instagram’s media servers, which may receive technical request information under Meta’s privacy policies. Guide request details are not passed to Instagram. Each tile opens its original Instagram post.
Listing activity reporting
When live listings are enabled, the website reports viewed listings to CREA’s required analytics service using the listing identifier, the feed identifier, and a randomly generated device identifier saved in your browser. We do not send your name, email or contact details, and do not include your IP address or browsing history in these reports. You can remove the device identifier by clearing this website’s local storage. Property photos and the REALTOR.ca badge load from external services, which may receive standard technical request information.
Optional website analytics
Google Analytics is loaded only after you choose Accept analytics. It helps Hiba understand visits to public pages and successful guide requests or enquiries. The site sends page paths and a general event category, without names, email addresses, phone numbers, enquiry messages or download tokens in its analytics events. Query strings are removed from the page locations sent by this integration. Google may process device, browser and technical connection information to provide analytics. Private contact manager and email preference pages are excluded. Advertising signals and advertising personalisation are disabled by this integration. Declining analytics does not prevent using forms or downloading guides. Your preference is saved in this browser; use Cookie preferences in the footer to change it. Declining after accepting stops future tracking and clears the Google Analytics cookies this website can access.
Optional Meta marketing cookies
If you select Marketing (Meta) in Cookie preferences, Meta Pixel sends public page visits and technical browser information to Meta to measure advertising and support website visitor audiences for Facebook and Instagram. Meta may associate visits with your Meta account under its privacy policy. This is separate from analytics permission. This integration does not load Meta Pixel before marketing consent, excludes private CRM and email preference pages, and skips URLs containing query strings or fragments. Automatic configuration is disabled and no form contact details are supplied by this integration. You can withdraw marketing permission using Cookie preferences in the footer. Withdrawing stops future pixel events and clears accessible Meta cookies; it does not remove data already received by Meta.
Hosting
The hosting platform may process technical request information for delivery and security. This website is publicly accessible.
